North of England - higher affordability. While there are fewer buyers in the South, they are considerably more affluent. On average, buyers in the South are more likely to own their home. Many new buyers in the North are renting. Furthermore, in the North, it takes buyers longer to save up enough for a deposit. The average home ownership rate in the North is 61% compared with 66% in the South.

North of England - less confident buying decisions. The North of England is more fragmented and contains a greater proportion of small and medium-sized independent businesses. This is likely to have an effect on the way buyers make their purchase decisions. The North of England has the highest proportion of buyers who are not ready to commit, and also has the highest proportion of buyers who would only consider buying a car if they were forced to.
